Can landlord cut my water or electricity?
Short answer
No. Cutting utilities is illegal even if rent is unpaid. This amounts to criminal intimidation and can be reported to police.
Understanding the issue
A landlord cannot cut off water, electricity, or any other essential service to force a tenant to vacate. Even if rent is unpaid or the tenancy has expired, cutting utilities is considered criminal intimidation under BNS Section 351 and can also constitute criminal trespass if the landlord enters the premises to disconnect services. State Rent Control Acts specifically prohibit such actions. If your landlord cuts utilities, you can: file a police complaint, file a complaint with the Rent Controller, file a civil suit for injunction, and claim damages for harassment. The landlord's only legal remedy for unpaid rent is to file an eviction suit in court.
